What we do

  • Fabric-safe awning wash, sized to canvas, vinyl, or metal
  • Soft washing for siding, stucco, painted walls, and roofs
  • Pressure washing for concrete, sidewalks, and hard surfaces
  • The method is picked after we walk the job, not before

What we skip

  • Blasting vinyl seams or coated canvas with a pressure tip
  • One setting for every surface on the property
  • Harsh solvents that strip fabric coating
  • Bleaching a whole awning to hide one stain

Shade structure care

Sorted by what your awning is made of.

Most owners ask what a wash will do to their material before they ask the price. Here is the method for each surface and the services that go with it.

Canvas

Woven and acrylic fabric awnings

  • Storefront awning washRemove street grime and pollen from customer-facing shades.
  • Canvas canopy cleaningGentle wash for fabric awnings without fraying seams.
  • Mold & mildew removalFabric-safe treatment for humid Florida shade covers.
MethodPre-rinse, fabric-safe solution dwelled by hand, low-pressure rinse. No solvents on coated canvas, no stiff brushes on the weave.

Vinyl

Coated and laminated shade panels

  • Vinyl shade structure careAlgae and mildew lifted without cracking panels.
  • Restaurant patio shade cleaningGrease film and outdoor dining canopy refresh.
  • Strip mall fascia awning bandsMulti-unit storefront shade maintenance.
MethodSoft-wash soap on the panel face, seams cleaned by hand rather than by pressure tip, rinsed before the solution dries.

Metal

Aluminum and steel frames and hoods

  • Metal awning frame washRinse and brighten aluminum or steel frames.
  • Seasonal refresh visitsScheduled clean before peak season traffic.
MethodDegrease, wash, rinse from the top down so runoff does not streak the storefront glass or stucco below.

Also on the truck

Pressure washing and soft washing, when the job is not an awning.

Same visit, same number. Tell us what you need washed and we pick the method that will not chew the surface.

Pressure washing

Hard surfaces that can take a stronger rinse

  • Driveways and parking padsOil spots, tire marks, and Florida algae lifted from concrete.
  • Sidewalks and storefront walkwaysThe path customers walk before they see the awning.
  • Brick, masonry, and dumpster padsGrit and grease rinsed off surfaces built for water pressure.
  • Patio and pool decksPavers and poured concrete brought back without leaving tiger stripes.
When we use itConcrete, brick, and other hard surfaces only. Never as a shortcut on canvas, vinyl, or painted siding.

Soft washing

Low-pressure wash for surfaces that would scar under a tip

  • House and building washSiding, stucco, and painted walls cleaned without etching the finish.
  • Roof soft washAlgae and black streaks treated and rinsed at low pressure.
  • Fences and painted trimWood and coated surfaces washed without raising the grain or peeling paint.
  • Awning-adjacent wallsThe fascia and wall behind the shade, so the clean canopy is not sitting on a dirty face.
When we use itAnything painted, fabric, or thin. Solution does the work. Pressure stays low so the surface stays intact.

How a visit runs

Walk the awning, then wash it.

01

Walk the awning

Check material, seams, stitching and any existing tears or fading before water touches it.

02

Pick the right wash

Fabric-safe for awnings, soft wash for siding and roofs, pressure wash for concrete. One setting never covers the whole property.

03

Rinse fabric-safe

Hand agitation where the grime is heavy, then a clear-water rinse while the surface is still wet.

04

Inspect from the sidewalk

We look at it from where your customers stand, and note anything the fabric needs beyond cleaning.

Ronnie and his team did a great job on my awnings! We had some mold buildup from a gutter leak they got out and overall everything is now bright and clean. I recommend them!

Stand where a customer would stand, take one picture of the awning, driveway, siding, or whatever needs washing, and send it. That is usually enough for a quote.

If the awning has a tear, a loose seam, or heavy mildew, tell me and I will say so up front instead of washing around a problem.
